We have worked with some very excellent and seasoned realtors. Considering all aspects, Michael Manley is far and above “exceptional” and is #1 in my book! 

Not really wanting to move away from the Greenville area or sell a home I loved, Michael had a real challenge. After having had our home listed for 4 months with another agency and having only 4 showings, I cancelled our contract with them; I then began the task of interviewing realtors to find someone willing to work diligently at the sale of our house. In the mist of this search I received a call from  J. Michael Manley offering to come and discuss ways he could help us sell our home. I don’t usually respond to unsolicited phone calls, however, Michael’s positive attitude and enthusiasm encouraged me to set an appointment to meet with him. I was most impressed with his base of knowledge regarding the current market and the challenges of selling our home in a subdivision still building new homes. Overnight Michael prepared the market analysis and then went through it page by page to reveal the market value and how to price home for a sale. He also kept me informed and up to date on the details of the listing and showing the house. Four days after we signed the listing agreement we had a buyer! 

Michael didn’t “disappear” at that point, but rather made sure the inspections were done in a timely manner – and, he met each service person at our house to be sure everything was in order. Michael took care of all the details to assure the closing would be right on time…. The buyer gave us only 18 days until closing. I was less to say, dealing with much stress – Michael was a very encouraging ad calming person.  

Michael is to be commended for a job VERY WELL DONE! It is a rare o find one so will prepared and organized, with exceptional follow thru. Above and beyond all the above Michael has a real gift of interpersonal relationship, listens well and responds clearly and with kindness.

Lynn and I would like to recommend J. Michael Manley with Coldwell Banker Caine Realtors to you. Michael was recommended to me by a friend who had a hard time selling his home. I had contacted Michael back in October of 2007 while we were still under contract with another realtor to see what he could do for us. I explained my situation of having one previous realtor, and the current realtor that was not working for us. Due to work situations I could not meet with him, but we stayed in contact. In November, 2007 Lynn met with Michael at the home. At this time he gave her several recommendations to improve the home. Our contract expired in December, 2007 and we took the house off" the market to do some of the improvements that he recommended. Again we were to meet with him between the holidays, but my work schedule did not allow this. Michael offered his assistance although we had not signed a contract with him at that time.

We met with Michael on January 18, 2008 at the home. He was impressed with the improvements that were being made. We talked about several options on ways to advertise the property. At this tune we agreed to have him list the property. Due to the work in progress he was going to have to return to take the photos. The home went on the market Monday, January 21, 2008, and he called us on January 25, 2008 with a potential buyer. This was a home that had been with two previous realtors, and been on the market for 11 months.

Michael laid out all of our options and listened to our questions. We made a counter offer with the advice he gave us and it was accepted. Due to our current location in Indianapolis, Indiana, We could not take care of the inspections, repairs, etc. Michael Manley took care of all these items either by himself or through the Concierge service that Coldwell Bank Caine offers. We closed almost a year from the date we first put it on the market with the first realtor for a higher price than we had with any other contract.

Lynn and I recommend Michael to you as a Professional Realtor. He keeps up with the market, He is attentive to your needs, and presents himself in a professional manner. We cannot say that everyone will have the same success as we did, but we feel that he will do his best for you.

Re: J Michael Manley

When we bought a Townhouse at Northgate Trace in 2007, Michael represented the property and handled the purchase from the seller.  The seller at the time was a somewhat elusive and hard to deal with individual who I’m sure, sorely tried Michael’s patience and skill. We were at the time very impressed with Michael’s professionalism and tenacity in seeing the deal through to closing.

When the need to sell our townhouse arose in 2009, we naturally thought of Michael and contacted him to give him the listing.

With in a short period of time we had an offer, which we considered reasonable for the market conditions and accepted. What followed however was a series of issues and problems, which must have made Michael question why he ever chose real estate as a career path. The purchasers were extremely picky and demanding and had a relative who was a “real estate professional” and “expert advisor” operating in the background. Throw in a mold issue, which was in our opinion, a relatively small issue but in the eyes of the buyers and their “expert advisor”, made the property an “EPA. Superfund site” and you can see that life for Michael and the buyers agent were made difficult to say the least.

We wish to commend Michael for his determination, professionalism and dedication to insuring the sale proceeded to closing. He spent much time shepherding the mold removal process through, (he’s an expert now), corralling contractors to make requested repairs and in general, persevering where most would have thrown their hand up in frustration.  We were not in town at the time but had complete confidence that Michael was taking appropriate steps to resolve all issues with our interest in mind.

We sincerely express our appreciation to Michael and enthusiastically recommend him to any one looking for a true professional to assist them in their real-estate needs.
